· What are my voting rights in the condominium association?
Ø Only one (1) vote per condominium is allowed. In the case of joint ownership of a condominium, said vote can be, by agreement of the joint owners, issued by one of them.
· What restrictions exist on my right to use my condominium?
Ø No condominium may be permanently occupied or rented by any person under fifty-five (55) years of age.
Ø Do not make loud noises between 11:00 pm and 8:00 am.
Ø Each condominium will be used exclusively as a single-family dwelling and no trade or trade contrary to the Declaration of Condominium.
Ø Each owner of a condominium must maintain in good condition and repair the interior of said condominium, as described in the Declaration of Condominium.
Ø You cannot erect, build, or maintain cables, TV antennas, antennas, or structures of any kind on the exterior of the building, except those elements or structures that are part of the building original and its replacements.
Ø Clothes lines, hangers, and storage facilities will not be permitted or maintained for drying outside of any condominium or in any part of the Common Elements, as described in the Declaration of Condominium.
Ø All common stairwells, hallways, driveways, and other pathways or walkways must be kept free of obstructions at all times. Bikes and tricycles must be parked only in designated areas and must not be stored in aisles.
Ø Pets are not allowed, including the pets of visitors or visitors. Pets belonging to other people are not allowed to be cared for. Only service animals and certified support animals will be allowed and must adhere to the guidelines pertaining to each.
Ø Visits by children eighteen years of age or younger, who are guests that stay overnight or are left in the care of a resident, will be limited to 14 days consecutive or a total of 21 days per year.
Ø No major renovations can be made to your condo or lanai without the written permission of the Board of Directors.
· What restrictions are there on renting my condominium?
Ø After a period of one year of ownership, a condominium can be rented only once from October 1 to September 30 of the following year for a period of not less than three months.
Ø All sales and/or rentals will be subject to the approval of the Board of Directors.
Ø All contracts must be in writing.
Ø No one will be allowed sublease or rent share.
· When do I have to pay my monthly maintenance fee to the Association?
Ø Monthly maintenance fees are due on the first (1st) day of the month and are late and will be subject to late fees/penalties after the 10th of the month.
· How much is my monthly fee?
Ø The monthly fee varies by size and location of the unit.
· Do I have to be a member of any other association?
Ø No.
· Do I have to pay rental or land use fees for recreational or other facilities?
Ø No
· Is the condominium association involved in any court cases where it could face liability in excess of $100,000?
